For the project owner who desires to have the maximum involvement in the details of construction, engaging a Construction Management firm may be a logical choice.

Construction Management services can be provided during the pre-construction phase of the project or during the actual construction, or both. During pre-construction, the Construction Manager is able to work with the Design Professional in developing a cost effective, practical design. By developing preliminary estimates and schedules, the groundwork is laid for smooth, orderly completion of the project.

During the Construction phase, the Construction Manager serves as the Owner’s representative, performing such tasks as obtaining and evaluating bids for the various trade contractors, qualifying and recommending specific trade contractors, reviewing payment requests and submittals made by trade contractors, and continually advising and assisting the owner in the administration of the project.

By utilizing the Construction Manager’s expertise in both construction and contracting procedures, and entering into contracts directly with specialty trade contractors, the owner may maintain more direct control over the project, and may, in some cases, experience some cost savings.
